A built-on-site garden room — concrete or screw-pile foundation, insulated timber frame, breathable membrane, larch / cedar / composite cladding, EPDM warm-roof, triple-glazed door and windows, mains electrics on a dedicated circuit from the house consumer unit, internal plaster or panel finish, heating sized for the floor area.

Homeworkers needing a real office with the door that closes; anyone wanting a gym, yoga studio, painting / music space or teenager's den; clients adding lettable annexe space (Permitted Development limits apply); families wanting more usable square metres without the cost or planning of an extension.

When You Need It

When the kitchen table office isn't working any more, when the garage is full, or when the spare room has become a bedroom and there's nowhere else for the home gym. Built any time of year — winter slows the foundation pour but rarely stops it.
